Leadership

OlioIQ is led by Steve Killen, an entrepreneur and operator whose career spans hospitality, real estate, and technology — and whose work now focuses on helping businesses respond to inquiries, qualify prospects, and turn conversations into useful next steps.

From growth leadership to ownership

Steve Killen is an entrepreneur and business operator whose work spans hospitality, real estate, and technology. Since 2015, his career has increasingly centered on building and growing businesses, bringing together sales leadership, business development, and the practical work of running an operation.

His experience at Vacasa helped shape his path into hospitality and entrepreneurship. During a period of rapid expansion, he helped build teams and drive growth, gaining a deeper understanding of the vacation rental business and the relationships behind it. That work reinforced his interest in connecting business growth with reliable service for homeowners and guests.

Steve's subsequent work in real estate technology and data broadened his perspective on how businesses identify opportunities, make decisions, and serve customers. Across these roles, he developed an interest in turning ideas and information into practical improvements: clearer processes, stronger teams, better customer communication, and new sources of revenue.

Building businesses of his own

That experience eventually led him to build and operate businesses of his own. Through Arrival Getaways, his work expanded into vacation rental management and hospitality in the U.S. and Mexico. Moving from growth leadership into ownership brought him closer to the daily decisions that shape a business, from owner relationships and guest experience to staffing, operations, and financial discipline.

Today, Steve is building Sarana Stays, a locally operated vacation rental and hospitality company in Mexico. His focus is on a business rooted in the communities it serves, with a team that understands the properties, the owners, and the guest experience. His broader interests include real estate, property development, and guest services, connecting the care of a home with the experience of staying there.

Why OlioIQ

He is also building OlioIQ, exploring practical applications of AI in customer communication and business development. The focus is on helping businesses respond to inquiries, qualify prospects, and guide potential customers toward a useful next step. It is a continuation of his longstanding interest in improving how people, processes, and technology work together.

How he leads

Steve approaches leadership through clarity, accountability, and trust. He believes capable people do their best work when they understand the goal, have ownership of their responsibilities, and feel supported in making decisions. He values lasting relationships with customers and partners and stays open to rethinking established ways of working.

Across his ventures, the consistent thread is building something that works well for the people it serves. Whether growing a team, improving an operating model, developing a property, or introducing technology, Steve brings a commercial perspective and a hands-on approach to execution. He is interested in partnerships where hospitality, real estate, and technology come together to create lasting value.
